Downtown East Commons

Downtown East Commons will be a 4.2-acre park located in downtown Minneapolis adjacent to new mixed-use and residential development, light rail services, and the new multi-purpose stadium that will be home to the Minnesota Vikings.  The completed project, designed by Hargreaves Associates, will provide a much-anticipated green venue that will function as both a neighborhood park and a year-round outdoor entertainment and recreation destination for residents and visitors alike.  This project offers a unique continuation of the services ETM previously provided along with Kathy Blaha Consulting and HR&A Advisors for the business plan and development of Greening Downtown Minneapolis, the non-profit conservancy that will be tasked with management of the finished Commons.  During this initial analysis, ETM made recommendations for an operating model that included exploration of roles and responsibilities, maintenance demands, staffing, facilities and operating costs.


Now in its design phase, ETM is once again working in tandem with HR&A to provide further analysis and recommendations that respond directly to Hargreaves’ vision with regards to the operational needs and revenue potential of a public park that will be managed by a nascent conservancy and also heavily utilized and programmed by the Minnesota Vikings and the Minnesota Sports Facility Authority (MSFA).  ETM’s keen insight into the demands of and stresses on a park that is envisioned to be as heavily programmed as the Commons is helping to inform a realistic understanding of the site’s maintenance and staffing needs, programming capacity and long-term sustainability.
